Washington

The Washington State Department of Agriculture governs the Wood Destroying Organism Inspection (WDO) portion of a Standard Home Inspection (or performed in isolation from a home inspection).

As determined by the State, the WDO Inspection/Report covers the following items:

1. Wood Destroying Organisms
a. Wood Decay Fungi
b. Wood Destroying Insects (such as Carpenter Ants, Termites, etc.)

2. Conducive Conditions
a. Points out the conditions which brought about the establishment of WDO’s, or
b. Points out conditions which may bring about the establishment of WDO’s.

All Nickelsen Home Inspections, LLC inspectors are licensed by the Washington State Department of Agriculture to perform these inspections. We are also members of the Washington State Pest Control Association, which gives us and our clients more specific Standards of Practice, thus enabling our inspection firm to better serve you and your needs.

Mold

According to the Washington State Department of Agriculture, “mold” is not considered a WDO and, as such, is not specifically included in a WDO inspection or report. However, many of the conditions that are conducive to the presence of mold are also conditions that are conducive to WDO’s, and, as such, mold—if visualized—will be noted of in a Nickelsen Home Inspections, LLC report, but only to the extent that it is a sign of conditions that may aid in the presence of WDO’s.

“Mold Inspections”, per se, and testing would best be performed by a licensed and insured company that specifically does this type of work. If seeking a “mold inspector” be sure that they have specific insurance coverage for “mold” and be sure that they have the credentials to perform the work.
